About this property

If your dream is to move to a beautiful part of Brittany and to run your own gîte, B&B or Chambre d'Hôte business, a rare opportunity has been made available, as this lovely, profitable complex has just come on the market! Located close to Huelgoat, and walkable into town - but set apart and with stunning views of the countryside, the complex comprises a main residence (with easy potential for a fifth gîte) - and independently, a stone and slate longère divided into four, good sized gîtes. In summer, take to the water and simply chill out - easily done, as there's a properly-constructed, concrete lined swimming pool! Don't get splashed!

Beyond the complex, two large barns or hangars and a huge field, occupying some 2.5 hectares of land. Ideal for horses, camping or just for spreading your wings. An additional field is currently home to sheep, whilst a series of lean-to's provide space and shelter for hobbies and outside storage.

This is a fantastic opportunity to 'buy into the system', gain residence in France and have full access to health & other social systems, perhaps by setting up as a micro entrepreneur. Bring your family, get working on the business - and enjoy life in a really special part of Finistère, where many find the quality and pace of life extremely agreeable.

To get your business (and new home) off to a flying start, all of the furniture is all included in the price!

The main house has five bedrooms & 2 large receptions, and at busy times, can easily provide additional guest accommodation.

Entering the property through a gate, an undulating, grassed area leads to a wooden, glazed front door. Within? A light hallway with a modern, tiled floor and exposed granite brick in the walls. On the left, a large (9.5m x 5.5m) open plan lounge - kitchen / diner, rustic in style, yet with a clean apparence and quite modern. With double glazed windows, the space is light and airy, and neutral decoration will appeal to many. The kitchen area is generously fitted with cupboards, white goods and work surfaces. The living area had a cosy wood-burner set in a granite hearth, and this will keep you toasty all year round!

From the hallway, a second door takes you to the other part of the house - which can easily be locked off and rented. Another open plan space, (9m x 4m) offers stunning views of meadows and forest right up to the horizon. With wood burner, wooden floor, some exposed beams and comfortable furniture, this is a relaxing, comfortable space, perfect for you, your family or your guests!

A large space (6m x 6m) has excellent potential for development into a large utility room (perhaps a laundry), or it could be racked and used for storage.

From each lounge, wooden stairs lead to the first floor, and to landing areas.

The first stairs lead to two bedrooms, (3.5m x 3.5m & 3.5m x 3m). Both have large Velux windows, lots of light and storage space. A salle d'eau is located off the hallway. It contains a shower in a cabinet, a WC and a pedestal wash basin. One bedroom has access to a patio area, perfect for sitting out and enjoying the air!

The second stairs lead to three larger bedrooms: (6m x 5m; 3m x 4m; 4m x 2.5m)

The first of the bedrooms is en suite, with luxurious walk-in shower, WC and pedestal wash basin. A separate salle d'eau provides additional washroom facilities.

Separate from the main house, a stone & slate-roofed longère is divided into 4 independent gîtes. Each gîte has two receptions, comprising a kitchen diner and lounge / parlour area. and between two and four bedrooms. Each has a gravelled area and barbecue zone, and views of the hills and forests surrounding Huelgoat. Some have wood burning fires, others have portable gas heaters. All have their own style, and are perfect bases for your guests' holidays.

Huelgoat is an extremely popular destination for cyclists, riders & ramblers, and also for those who just love holidaying in Brittany. It's a friendly town with a Bohemian atmosphere, and some lovely restaurants, shops & bars. There's a beautiful lake, great for a walk or maybe some angling, and a simply amazing glacial forest, full of impossibly large boulders! It's a mystery how they got there! The coast - and some spectacular beaches - is 40 minutes drive away. For major shopping; Brest (with its trams) & Quimper (with its timbered buildings) are just over an hour away.

Please get in touch for further information, or for an informal chat on income currently generated by the business. Documentation is available for the serious enquirer to peruse!

Your local agent Ken Lowe would be delighted to show you around. It's much easier to appreciate the scale and quality of this opportunity if you come and view than it is through reading a description.
